Shopping Centre and Retail Park Leasing

In every centre we produce a strategic business plan which considers market positioning, tenant demand, extension, remodelling, layout and viability. This ensures that we maximise occupation and produce a sustainable shopping centre or retail park with the most appropriate tenant mix, optimising footfall and sales densities; and ultimately rental income and capital value.

Crucial for any leasing operation whether it be a site for development or an existing centre regardless of vacancy levels, market positioning informs the fundamental direction of travel for a leasing campaign. We use our vast experience and market knowledge along with our research to assess and recommend the optimum positioning based on location, demographics, competition, size, tenant demand, tenants to be replaced, cost v value and what we call „ The Art of the Possible”. Driving the attractiveness of a centre in the right way for each centre drives footfall and shopper dwell time which drive sales, which drive rental income and capital value all of which help us to in our quest for happy retailers and happy owners.

We research the competition and produce a detailed gap analysis of occupiers with a list of credible target tenants and appropriate product and market level sectors in retail, services, F&B and leisure. We have significant experience working with cinemas, health & fitness and all forms of food & beverage operators. This sector is becoming more active and more important in the Polish market. We understand their businesses and have an innate knowledge of their value in a particular centre and location. Similar to retailing, accurate market positioning in this sector is essential to create the optimum tenant mix and customer attraction.

Adopting the market positioning along with the list of target tenants we then plan as appropriate the redesign or refreshment of the tenant mix, the physical design and remodelling of the lettable space, the common parts, the horizontal and vertical footfall routes, the anchoring, the visibility, the ease of customer movement, any potential extension and refurbishment. We assess the estimated rental value which together with the overall cost of delivery will then produce a detailed development model to gauge viability, cashflow and returns. Often we will work with our colleagues in asset management, capital markets, project management and property management. Sometimes just with an owner.

Once a plan is adopted, we will already have prepared a detailed leasing strategy which will be specific to the particular centre and its individual dynamics. This will always have clear financial and time targets.

Tenant representation

Our Tenant Representation team advises occupiers looking to extend or renegotiate their leases, acquire new premises or dispose of their existing property. Our experienced team of professionals is recognised across the market for its wide knowledge of the market, its approach to finding and selecting options, for its in-depth financial analysis and skill in negotiating attractive terms on behalf of the tenant. We are currently acting for leisure and Food & Beverage operators in acquiring new space.

Meeting with you to thoroughly understand your needs and to blueprint the financial limitations and non-financial targets in order that we may benchmark your ideal property.

Preparing a fully comprehensive report on potential options that will include photographer (or artist’s impression), location plans, description, pricing, suitability and recommendation.

Arranging and accompanying you on a tour of the most suitable options, advising you throughout the process and helping to answer questions about each property.

Meeting tenants, carrying out viewings, making presentations, creating proposals and negotiating the heads of terms in conjunction the tenants and their advisors.

Liaising with lawyers, meeting with the occupier’s legal counsel and negotiating a lease contract that fulfils the objectives and obligations of both parties.
