Our Project Management services are specifically focused on full Project Management, Management of Fit-Out Works, Lender’s Supervision for banks and other financial institutions as well as Technical Due Diligence. Project & Cost Management

We advise our Clients throughout all stages of the development and construction process, starting with conceptual design and investment analysis, though to design management and tender management, and finally project & cost Management. We can also manage the technical supervision of any construction work. We understand our clients’ goals and constraints, and advise on how to achieve them at no or reduced risk. Tenancy Coordination

We provide the project management of a tenant’s fit-out, be it retail, office or commercial. Tenancy coordination involves ensuring that the completion of the fit-out meets or exceeds the agreed vision of the owner and key stakeholders. Through our tenancy coordination service, we ensure that tenants manage their works with a strict adherence to planning, timing and quality. Our team is highly experienced providing a fully integrated and hands-on approach that respects the needs of the client at every level.

Fit-out Project Management

We diligently manage the fit-out process to ensure consistent, regular reporting and information flow so all stakeholders have transparency as the fit-out progresses towards successful conclusion. Where Fit-out Project Management is required then we can expertly deliver all stages from pre-contract and construction, to successful handover, in close collaboration with the client. Where the fit-out is to be delivered by a landlord as part of any new tenancy we can advise on specifications, additional tenant contributions and key contract terms, and then subsequently ensure that what was agreed is delivered by the landlord.

Assessing the tenants ideal operational and cultural needs via a consultancy process with Directors and Managers

Arranging interior designers to implement the consultation process onto paper via 2-D and 3ID space planning designs.

Working with the tenant enhance and improve the designs along with a preliminary cost assessment.

Coordinating the preparation of working drawings, permit applications, any necessary approvals and delivery of tender documentation.

Directing a process of value engineering the cost assessment submitted by the Landlord’s advisors to achieve the highest quality fit-out possible within budget.

Technical supervision of works to ensure seamless delivery of project in accordance with the specification, on time and to budget.

Supervising the tendering of furniture and the management and move from one office location to another.

Lender's supervision

Our experienced team monitors and reports to lenders during the development of a project on overall progress and performance against pre-agreed programmes and budgets. We make sure that funds are being drawn down appropriately to the progress of a project, and that drawn down funds are being properly used. Our experienced team and methodical approach protects the interests of lenders, and reduces risk.

Preparing a zero or technical due diligence report according to an agreed scope, available set of documents and project to inspect.

Review Project Reviewing of project elements including: design solutions, project organisation, quality of design and completed works (if any), programme/scheduling, building permits, insurances and guarantees, site safety issues, financials and legals.

Monitoring site visits and submitting detailed reports on technical and financial progress.

Providing certification for drawdown requests and completion of milestones, including project completion.

Checking of defect listing, providing solutions and rectifying.

Technical dues diligence

Lenders, investors and occupiers increasingly call upon us to help them to understand the risks involved with their acquisition of new real estate investments. Our Technical Due Diligence reports are an important tool for our clients in their deciding whether to progress with a real estate investment or not. Before investment decisions are made, we provide detailed, costed reports highlighting the condition of a property and any defects therein - we are to-the-point, decisive and solution-driven where issues require resolution prior to any closing.

Reviewing of the structural design and carrying out a detailed survey of the technical systems within the building.

Evaluating the appropriate design drawings, executing a visual inspection and where required measuring the as built, gross external, gross internal and net lettable areas.

Advising on construction and technical issues relating to quality, condition or compliance.

Informing on noticeable defects relating to the finishing works as well as preparing a snag-list of items to be addressed.

Reviewing the project’s fire safety solutions, compliance with building regulations and commenting on car accessibility as well as disabled and pedestrian access.

Assisting the Client in drafting the technical annexes to agreements to be signed, including specifications and standards, time schedules, follow-up issues, and others.

Paweł Fert is an Associate Director in the Project Management department at BSC Real Estate Advisors. Pawel has over 15 years’ experience in project management in Poland as well as technical due diligence, project monitoring and fit out monitoring gained while advising top international companies. Pawel trained in EC Harris and previously country manager in Savant and AECOM.
