Paul has thirty five years experience in retail property leasing, asset management and development initially in the UK with firms such as Knight Frank and Shearer Harris and he was previously UK Head of Retail for Lambert Smith Hampton. Paul’s retailer contacts and direct leasing experience are extensive. He has been personally involved in leasing over sixty shopping centres. Paul joined Balmain Asset Management in April 2004 and is now a non-executive director. He is a partner of BSC Real Estate Advisors focusing on Poland and Central Eastern Europe. Paul has considerable leasing experience including hypermarkets, foodstores, department stores, fashion anchors, cinemas, health and fitness and all manner of major space occupiers as well as unit shops. Paul has been directly involved in the design, development, leasing strategy, asset management, remodelling and extension of about one million m2 of retail space, circa forty shopping centres. Paul leads the retail leasing team at BSC Real Estate Advisors with responsibility for strategy and delivery including centre remodelling and tenant mix improvement. He has built up a wealth of market knowledge and contacts in the Central European market. Paul was the founder of the UK Shop Agents Society and is founder and chairman of a charity for disabled children, the Elifar Foundation (www.elifarfoundation.org.uk). Paul is a Fellow of the RSA (Royal Society for the Encouragement of Arts, Manufactures and Commerce www.thersa.org ).
Tim has 28 years property and asset management experience. His career started at Donaldson’s. In 2000 joined MEPC and then specialist retail developer Thornfield. Tim has a wealth of experience in retail leasing and shopping centre asset management. Tim joined Balmain Asset Management in 2005 and is now a non-executive director. He is partner of BSC Real Estate Advisors, overseeing Property Management, Management Accounts and Project and Technical Services. In the UK, Tim had been directly involved in development, leasing, asset management or acquisition and sale of around 6.5m sq.ft of retail space, circa 14 shopping centres with an overall value estimate of £950m. In Poland, he has provided Asset Management, Leasing and added value remodelling to around 1.5m sq.ft in circa 11 properties with an overall value estimate of £500m. Tim’s career started at Donaldsons as a retail letting agent, before becoming a partner in the Bristol UK office where became Asset Manager for portfolios owned by the likes of Fordgate, Standard Life, Capital and Regional, and the Prudential. He joined listed property company MEPC in 1999 as an Asset Manager within a team managing approximately £1bn of retail assets. Late in 2000, MEPC was taken private by Hermes and GE Capital and, as part of the process, they sold their shopping centre assets to Westfield; a process Tim became heavily involved with. After the completion of the Westfield transaction, Tim joined the developer Thornfield, as Asset Manager to look after its major project, the Kingfisher Centre in Redditch bought in 1999 for £95m and subsequently sold in 2004 for £212m after a major redevelopment and letting programme.
Jonathan has over twenty eight years of experience in the property industry and having originally joined Balmain Asset Management in 2005 has a wealth of experience in property / portfolio acquisitions and disposals across a range of platforms and jurisdictions and has been involved in debt refinancing, restructuring as well as development finance. He has also established operational and corporate finance teams from inception including creation and implementation of financial process and procedures both with Balmain and previous employments. Prior to joining Balmain Jonathan spent 5 years at Westfield in a number of financial roles spanning corporate and operational requirements and was a key part of the team establishing Westfield in the UK. Prior to Westfield he worked with several property investors and developers in his native Ireland. Jonathan is the Finance Director for BSC Real Estate Advisors responsible for the overall financial reporting and control as well as corporate legal and tax related matters.
Magdalena has carried out retail leasing across Poland for nearly twenty years, with Estee Lauder Companies, Foras, Jones Lang LaSalle before joining Balmain in 2006. Having been with Balmain for over 10 years, she brings a wealth of knowledge and retail relationships across the Polish and other Central and Eastern European markets. In BSC Magda heads the CEE leasing team staying closely involved with leasing of each new and current projects in the BSC Retail Portfolio.
Łukasz Chudziak joined Office Agency in BSC Real Estate Advisors as Associate in 2017. He graduated from law school and finished postgraduate studies in the field of Real Estate Brokerage at Warsaw University and in Urban and Spatial Planning at Warsaw University of Technology. He gained his 15 years of professional experience working directly for developers with the most recent being White Star. Łukasz’s primary focus is on leasing advisory, tenant representation, office asset management (lease renegotiations) and land brokerage. BSC’s Office Department has grown significant market share being responsible for a number of high profile transactions. These have included deals with Burda Media in New City, McCormick in Mistral Office Building, WilsonHCG in Orange Office Park, and lease renegotiations for Squire Patton Boggs in Rondo 1. Łukasz has also personally been responsible for office leasing deals with Regus, Senfino and Microsoft, Paged and Medicover. The firm has also been responsible for a number of important Leading Agency mandates with international developers and investment funds, such as: Skanska, Kulczyk Silverstein, Platan, Peakside and Warimpex, representing them in negotiations with clients such as Dentons, Lionbridge, Wincor Nixdorf, Regus and McFIT. Łukasz is a native Polish speaker and is fluent in English.
Dorota moved across to Property Management from Balmain Asset Management where she previously was Asset manager for seven years for a retail portfolio of 17 schemes with investment volume of about EUR 130m. She was responsible for successful execution of asset management initiatives, including six re-development projects of the total value of ca EUR 7.9m and new development project of the value of EUR 25m. Since 2013 Dorota leads the property management and technical teams providing services for all shopping centers under management including property management, facility management, lease administration and credit control services. She was part of the successful set-up of property management business procedures and processes and team building and development. She managed takeover of 4 instructions within first 12 months from establishing, and additional 7 since 2016. She is also responsible for business development.
Paweł started his career in Project Management at Mitex (Eiffage) as a Site Manager, responsible for procuring internal tendering procedures with sub-contractors. In 2003, Paweł joined EC Harris as a Senior Project Manager. During this time he was responsible for managing a number of key projects on behalf of clients. This included managing the design process, value engineering out-puts, liaising with administrative bodies, obtaining occupancy permits and project completion. At this time, Paweł was also central in establishing a ‘loan monitoring’ service at the company. In 2007, Paweł joined Savant, developing their team in Poland from five personnel and one project to 35 staff and over 20 instructions; over two years. In 2009, Savant was integrated into AECOM, whereupon Paweł was engaged as the country manager. During this time he established and built the brand in Poland, as well as overseeing important Project Management mandates in transportation, environment, water and PDD. He was further responsible for the running of the office. Since 2012, Paweł worked with Sharman Church and then BSC Real Estate Advisors establishing and growing the Project Management, Lender’s Supervision and Technical Due Diligence service line. Paweł has a Master’s degree in Civil Engineering from Kielce University of Technology. He is a Member of the Polish Engineer’s Association, Member of SIDIR (FIDIC Engineers Association) and a Member of ZPBUI (Association of Engineering and Consultancy Companies in Poland). Paweł is a native Polish speaker and is fluent in English.
